ISAR Look ISAR Places ISAR Finders

Like the sometimes mighty Isar boulders in the sand banks of the Isar bank, the residential buildings lie on and on the neighborhood floes, between the flowing residential paths and along the open space passage of the "Isarplatz’ ". The north bar wraps itself around the newly created residential area like beach goods, like a stranded mighty tree trunk. Flaucher and Isar – source of inspiration for the urban figure of the new building of the former OSRAM company site.

Isar views

The clearly defined design goal was felt and seen from almost every location on the Isar meadows. Therefore, the decision to place octagonal point buildings in such a way that targeted neighborhood edges or boundaries emerge, there are always unpredictable spatial relationships and additionally there are views of the Isar and Isar meadows from every apartment.

The buildings are grouped around the "sandbanks" – the private courtyards, there is a clear hierarchy of the "river courses – the semi-public neighborhood paths and the public" Isar squares "".

Isar places

The open space passage “Isarplatz’ ’is developed, which extends from Hans-Mielich-Straße to Hellabrunner Straße and connects to the Aubach and the Isar. The Isarplatz with the IsarMarkt | IsarDreibgut | Isar Raft Lands | IsarKlänge – create an offer for the residents of the new building quarter and the residents of the existing quarters in the north and south, as a traffic-calmed access to the river and as an urban location. The task of rainwater management is addressed in a special way when designing the Isar sites. Rainwater from the district is collected via open, very flat channels and led to the Isarplatz, where flat channels (which can be driven by bike or car) lead the rainwater into the floodplain forest to the Aubach. This ecological connection is made possible to experience sensually in the immediate vicinity of the Isar, and becomes an orientation element and characteristic of the identity of the district. Trees, green areas and benches create a pleasant atmosphere. There are visitor and disabled parking spaces available to the residents. The access roads to the underground car parks cross the Isarplatz in the form of a mixed traffic area. Paths lead from the Isarplatz to the quarter and access the buildings on foot or by bike. On the floes and on the buildings, private gardens are offered for ground-floor apartments, in between a usable garden with play areas. The daycare center will have a larger area outside the daycare center. In the north, a "LIVEWORK STREET" is offered in the form of a spacious terrace for business users on the elevated ground floor. In order to keep the interior of the quarter largely free for pedestrians and cyclists, the TG access roads were integrated into the new buildings at the end of Salierstrasse and on the corner of Hellabrunner and Ludmillastrasse. The aim is to create an urban, living spatial relationship that invites you to move easily and safely, to meet other people, to play outdoors, to linger in a relaxed atmosphere.

Bars and point houses:

The urban space on Candidstrasse, characterized by high speeds and short dwell times, is plastically enlivened, accentuated and interpreted by the "bar", with its height gradation and caesura. The interior of the site is characterized by an even rhythmic development up to the Isar meadows and the existing buildings in the south. Polygonal point houses arranged in alleys grouped on clods to gardens create a soft, flowing and versatile spatial impression. The buildings through the octogons allow a variety of walking paths.

City gates:

The city gates on the northern border of the competition along Candidstrasse mark the entrances to the quarter. The gate building near Candidplatz shows the way to the urban open space passage, with the Isarplatz, from the perspective of the pedestrians. The city gate building at the western end of the district marks the city boundary with the Isar and, with its higher volume, does justice to its urban significance and also the perspective of the high-speed cars.

For the new building variant A, 381 living spaces will be created for approx. 850 residents in the construction area. A community house is offered at the transition to the Isar meadows.

Octagonal point houses:

As the cube by Alberto Giacometti (1934) is an expression for the game between the objet trouvé (boulder / root / stranded goods) and the manipulated volume, the shape of the octagon, the volume of the point houses, is an architectural expression for the contradicting simultaneous wish for urban, culturally safe space and untamed wild nature, to be understood as a symbol for transformation and alienation. The point houses along the alleys offer a good orientation and identification option with their color-coded entrance areas and their approx. 16 units per house. The apartments are exposed to the east, south and west and have a view of the Isar meadows. The partially set roof structures allow the creation of private roof terraces. The private gardens (on the clods, sandbars) between the houses offer design space for the residents.

Residential building on Candidstrasse

The residential building is designed as a closed noise protection structure, the building structure is animated and accentuated by south-facing balconies of the corner apartments. The balconies are closed to the street side (to the north) with a glass facade as a soundproofing element. The buildings step back about 20m from the edge of the street and receive a "live work street" raised to the ring, which is also used for supply and delivery purposes. A speed-reduced spatial buffer to the middle ring, which becomes the address of the residents. The two-story live work units are accessible from the "Live Work Street". The Live Work Units consist of a ground-level commercial unit oriented towards the ring and an apartment facing south into the courtyard on the first floor. The apartments on the control levels are accessed via arcades lying to the north, giving them one easy effective answer to the noisy traffic on the Mittlerer Ring. The apartments face south.

Nursery school and kindergarten:

The crèche and kindergarten are located on the north-east side of the competition site. They are grouped around a spacious, noise-protected outdoor area in the south. The crèche and kindergarten can be reached via the Isarplatz (Isarmarkt) as well as via the Candidstraße and are closely networked with the surrounding city district. The nearby subway is particularly valuable for fathers and mothers who get to work via public transport.

Business:

The commercial areas are located in the north near the subway as the prelude to the open space passage (Isarplatz). The uses cafe; Fitness and a local supplier are accommodated in this area. On the ground floor of the gatehouse at the northern end of the "open space passage", a "health house" with fitness can also be built. In addition, the trade is supplemented by "live work units" assigned to living along Candidstrasse.

Pitches for prams, bicycles and cars

Storage rooms for pushchairs and bicycles are offered directly at the entrance foyers, also in the basement near the elevator. There is a garage along Candidstrasse, some on two levels on the basement and ground floor. The parking level on the ground floor is covered by the two-story live work units. About 65% of the parking spaces are accessed via the point house at the end of Salierstrasse. Another underground car park is designed in the basement on the southwestern site, with access at the corner of Hellabrunner and Ludmillastraße. This TG takes up approx. 35% of the space required. The necessary escape routes are led through the internal stairwells. The garages are naturally ventilated and are naturally exposed on the Candidstrasse. The ground floor underground car park with the green walls can be used in a variety of ways in the near future when the parking space requirement for cars in the cities decreases.

Noise protection for the construction area

The rhythmic, closed building front on Candidstrasse serves as a noise barrier. The southern residential area behind it, including the differentiated outdoor areas, is thus protected from the street noise of the middle ring. For the noise protection construction, the front was deliberately not set as a closed, a horizontally and vertically structured building volume was conveyed, and the volume was adjusted to a dimension that could be grasped by people, and thus did not convey a hermetic impression.

Noise protection in the residential block on Candidstrasse:

The apartments are set back about 20m from the street. The windows of the apartments face south. The rooms can be ventilated through the windows to the south without further noise protection measures. To the north, the apartments have a glazed arcade as additional noise protection.

Noise protection in the point buildings:

The set-back houses do not need any further sound insulation. The first flanking houses on the Mittlerer Ring will also be equipped with soundproofed facade ventilation elements.

Fire brigade and rescue – Fire Prevention

The arcade or soundproofing bar on Candidstrasse has a closed staircase with arcades. The fire brigade’s instructions for the second escape route are via the "LIVE Work Street" in the north. The point houses are guided according to the division of apartments over 3 facades (oriented towards the paths in the interior of the quarter). The private residential gardens are not provided with firefighting pitches and are therefore not affected.

Clearances:

The clearances to the neighboring properties are observed. The proximity and breadth of the "residential pebbles" create one another with exciting spatial relationships. The floor plan of the buildings is chosen so that the narrow areas of the facades are not used for lighting.

Surface haptics

The surfaces in the quarter made of exposed masonry, natural stone, meadows and sand or gravel areas underline our design motif, which results from the tension between the proximity to the Isar and the unrestrained power – and – the need for a clear urban structure.

Economics:

Due to the consistently used construction typology of 4 to 5 spans, we have a good relationship between living space and GFA. The underground car park is partly at ground level, which means we reduce the excavation costs, max. Under one floor. The selected surfaces such as the exposed masonry of the buildings offer long durability and low maintenance costs. The rainwater management, flat water channels and areas integrated into the course and path design is ecologically valuable, there are only low maintenance costs.

Preservation of the former OSRAM company building, variant B:

For the development variant B with the former OSRAM building, 337 apartments will be created on the construction area. The OSRAM building – the largest boulder on the competition site – we have decided to keep it completely in its urban presence, only the closed facade in the east is supplemented by windows. In order to maintain the existing facade, a new facade is created at a distance of approx. 1m, which corresponds to today’s standards. The existing facade becomes sound and weather protection, in some areas is she can be opened by sliding elements.

Ground Use:

On the ground floor there are both commercial spaces that are compatible with living as well as culturally usable rooms such as a “WERK‘ ‘library is offered, as well as space for café or restaurant use. In line with the exceptional living situation, a spacious entrance foyer is planned. Existing built-in elements are to be partially preserved to remind of the history of the building.

plots:

The parking spaces are located on the 1st floor in the immediate vicinity of the apartments. Each of the parking spaces is directly linked to a storage room. The parking spaces are accessed via a garage lift.

Living from the 2nd floor:

The apartments are oriented to the east, south and west. Offices close to homes are being designed in the north. Everything is grouped around a central courtyard, which can accommodate a wide range of uses and meets the needs from play areas to storage space for bicycles, prams and e.g. Rollators in front of your own apartment.
