In order to promote home ownership by the state, there was a home owner allowance before January 1, 2006. The was killed after and is now no longer available. It was replaced by this residential Riester, at least it is generally seen as a successor. It remains to be seen whether it will be tested as a successor.

This is how residential Riester works:

Everyone, the one with a Riester contract a private Pension insurance tight, can use his saved money for anyone buying or JVA a property. In addition, government subsidies are a good testimony to the possibility of home finance, because they are supposed to give you the opportunity to repay a real estate loan.

A calculation example: There is a basic grant of 154 euros for every saver who uses at least four out of a hundred of the gross income subject to contributions for each of the retirement benefits. If there are allowances for every child, and for every child who receives child benefit, another 185 euros. Children born in 2008 even get 300 euros. For example, if a family with four children has a Riester contract, three children were born before 2008, one in 2008, the allowance is made up as follows: Basic allowances 1 x 154 euros + child allowance 3 x 185 euros + child allowance for each child born in 2008 1 x 300, together makes a state allowance of 1009 euros.

The saved capital can therefore be used for the financing of an in-house or an apartment. It must already be a home you have used yourself. In addition, it must be the saver’s main residence and may not, for example, be a holiday home outside of Germany. If you want to repay a building loan with the Riester credit, this is also possible. For this purpose, that Riester contract is converted into a merged loan contract. The subsidy from the state is then no longer the savings rate, but that extra Riester that is counted towards the repayment of the loan. However, the withdrawn capital no longer has to be repaid. The pension here does not apply in the autumn of life and is replaced by the rent-free living situation.

homage: You can only target residential Riester with a capital of 10,000 euros. Those who are still below that can still not propose grants or use their saved capital for each prison or the purchase of a property.

Residential Riester is often referred to as Home Riester. Most of the offers for such contracts are kept by the savings banks. In this context, the conditions are related to a home savings contract. Therefore, corresponding contracts are also being offered by more and more building societies.

homage: If this Treasury strikes relentlessly! The subsidies are said to be taxed upon retirement. They are noted up in a fictitious account and taxed at the beginning of that pension with a corresponding tax rate, which currently (11/2008) is two in a hundred.

And another danger consists, that you have to consider before the result of a residential Riester contract. If this capital flows, which has been saved for each pension, now in the prison of a property, it is gone, that is, a few moments ago the pension was no longer available. If you want additional care in the autumn of your life, which ensures your livelihood, an additional pension insurance must be tight. This should not be forgotten. Because you can then in the autumn of life free live within your own four walls, but despite this, the statutory pension may not be sufficient. And then the supplementary pension is missing at all corners and ends.

Conclusion: If you want to improve your retirement provision with your own home, the allowances from the resident are a welcome financial aid for everyone. However, one should not just skimp on that measure of that pension.
